The County of Stettler has prepared Bylaw No. 1656-21, to amend Land Use Bylaw 1443-10, as amended. Council gave first Reading to Bylaw 1656-21 at the April 14, 2021 Council Meeting. The bylaw is now being circulated for further public review.
Bylaw No. 1657-21 proposes an amendment to Land Use Bylaw 1443-10 to provide for the merger of Gadsby Land Use Bylaw No. 419/17 with the land use regulations contained with the County of Stettler Land Use Bylaw 1443-10, as amended.
The County of Stettler Planning Services Department has reviewed the Village of Gadsby Land Use Bylaw for compatibility with the current provisions of the County of Stettler Land Use Bylaw and it has been determined that the majority of the Gadsby Land Use Bylaw aligns reasonably well with the County bylaw. However, there are several amendments required in order to fully integrate the two land use bylaws.
A site tour of Gadsby was conducted to determine the existing uses and infrastructure developed on each parcel to identify compatible land use districts within the County of Stettler Land Use Bylaw. The majority of the parcels within Gadsby currently fall within the Residential (R) District and the General Village (G) District, with approximately an equal number of parcels in each district. There are also two small pockets of land within the Commercial (C) District and a single parcel (railway) within the Industrial (I) District. It is proposed that the majority of the parcels within the Hamlet of Gadsby be rezoned to the Hamlet Residential (HR) District with small pockets of Hamlet Commercial (HC), Hamlet Industrial (HI) and Public Service (PS) Land Use Districts within the County of Stettler Land Use Bylaw.
A Public Hearing on the proposed bylaws has been scheduled for May 12, 2021 at 1:00 pm or as soon thereafter electronically. The Council Meeting, including the public hearing, will be streamed live at YouTube.com/StettlerCounty. The hearing will be chaired by the Reeve. Persons wishing to join by teleconference will be requested to state their name and address for the record upon being recognized by the Chair. Council will hear verbal or written submissions from any person who claims to be affected by the proposed bylaw. Persons may make oral presentations via teleconference at the Council meeting, regardless of whether or not they have provided written comments.
